140 homes set in new development for North Yorkshire village

A housing development near Selby is in the making after land has been sold to the Vistry Group to build 140 new homes, including 28 affordable properties.

Hallam Land has sold a site in Thorpe Willoughby, north of Barff Farm in the North Yorkshire village.

Planning permission for the development was secured in December 2025.

York-based AAH Consultants have supported the scheme on behalf of applicant Sherwood Brothers.

Plans for the nine acre site, which includes a private back garden for each dwelling, open amenity space, and landscaping.

This isn’t the first scheme that Sherwood Brothers have in Selby this year – in April, plans to develop up to 110 homes at Field Lane in the village came before North Yorkshire Council, alongside Hallam Land’s application for 140 homes on land to the north of Leeds Road and Vistry Homes’ plans for 145 homes on land to the south of Leeds Road.

The Design & Access statement suggests that the site can ‘comfortably’ fit up to 100 homes, leaving enough space for recreational areas.
